Mount Prospect Security Deposit - When Tenant Requests Move-in Inspection
If a tenant lives in Mount Prospect and the Mount Prospect Residential Landlord and Tenant Regulations apply, the landlord needs to follow certain rules when the tenant pays a security deposit.
Is a move-in inspection necessary?
If the landlord or tenant requests a walk-though inspection before the lease begins and/or at the end of the lease, then the other party must agree to it. Additionally, if either the landlord or tenant requests it, a representative from the village's environmental health department may accompany them on the walk-through inspections.
A request for a walk-through inspection must be sent in writing. The request should be personally served 48 hours in advance of the requested inspection date. Or the request should be mailed and received at least 5 business days in advance of the inspection date. The inspections will take place during the landlord's regular business days and hours unless they agree otherwise.
How does a move-in inspection affect a security deposit?
If any items are found to be missing or damaged before the rental term begins, the tenant will not be charged for them when the lease ends.
