Understanding Eviction Notices: Evanston RLTO Nonrenewal of Lease Notice

If the Evanston Residential Landlord and Tenant Ordinance applies, then the landlord must give at least thirty (30) days of notice in writing to terminate the lease. This 30-day notice is for both month-to-month leases and leases with a fixed end date. 

If the landlord fails to give the required 30-day written notice, then the tenant may stay in the rental property for two (2) months, starting from the date written notice was received. The tenant still has to pay rent during this time.
