Understanding Sealing: How to Avoid an Eviction on My Record

There are three ways to avoid an eviction. 

  1. Pay all the money owed within five days after the landlord gives a 5-day notice.
  2. Cure the lease violation within ten days after the landlord gives a 10-day notice. 
  3. Move out within the proper notice period after the landlord gives a nonrenewal of lease notice.  

If the tenant does not pay the money owed, cure the lease violation, or move out, then the landlord has the right to file an eviction. When a landlord files an eviction case, it immediately becomes visible on the public record before the tenant is served.
